Director, Business Development – Commercial Construction

We’re working with an established commercial General Contractor seeking a Director, Business Development to drive project opportunity generation and client acquisition across Western Canada, with a heavy focus on Alberta. This position is based in Edmonton and is a key sales-focused leadership role that blends construction expertise with client-facing business development strategy. The successful hire will be a “hunter” who evolves into a “farmer,” managing the full lifecycle of opportunities and relationships.

About the Role:

The Director, Business Development will lead all efforts related to the identification, pursuit, and securing of new commercial construction projects in the $3M–$40M range (with the bulk falling in the $3M–$25M range). This person is responsible for initiating contact, building trust, managing the sales funnel through CRM, and collaborating with estimating and proposal teams to deliver winning tenders. You’ll focus primarily on the private sector (85%), where flexibility, creativity, and relationship-building are essential to long-term success.

Key Responsibilities:

  • Opportunity Generation & Sales Strategy

    • Prospect and qualify new commercial, mixed-use, and select private-sector opportunities in Alberta and Western Canada.

    • Develop and execute a sales strategy aligned with Keller’s Business Development Plan.

    • Maintain active pipeline tracking in Uninet CRM—convert leads into tangible project opportunities.

  • Client Development & Relationship Management

    • Initiate and grow client relationships, focusing on developers, real estate professionals, and owners.

    • Act as Keller’s ambassador at industry events (BOMA, NAIOP, CREW, Alberta Seniors Housing, Indigenous Networks, etc.).

    • Transition clients from new contacts into long-term partners, ultimately leading to sole-source or repeat project work.

  • Tender Coordination & Proposal Delivery

    • Collaborate closely with internal teams including Estimating (5-person team), Proposal Coordinator, and Pre-Construction Manager to deliver bids.

    • Provide client-facing delivery of tender packages; while not responsible for costing, you’ll manage presentation and follow-up.

    • Support estimating team with technical expertise when needed—especially on competitive tenders.

  • Tracking & Reporting

    • Utilize Uninet CRM to manage every phase of the opportunity funnel—from initial lead through to tender submission.

    • Participate in weekly sales meetings to review Go/No-Go decisions, track KPIs, and strategize next steps.

    • Weekly KPI expectations include:

      • 10 new contacts added to CRM

      • 10 prospecting calls/emails

      • 5 meetings booked

      • 5 meetings attended

      • Regular bid proposal submissions (measured by dollar value)

Ideal Background:

  • Experience:

    • 5+ years of experience in construction as a Project Manager, Project Coordinator, or in Business Development.

    • 10+ years of GC experience preferred for candidates at the top of the compensation range.

    • Candidates from real estate brokerages or construction trades are welcome if they bring strong industry networks.

    • Proven track record of securing commercial construction opportunities.

  • Education & Technical Skills:

    • CET designation or Bachelor’s degree in Civil Engineering or related field strongly preferred.

    • High proficiency with CRM systems (Uninet preferred), Microsoft Office Suite, and proposal tools.

  • Attributes:

    • High emotional intelligence with polished communication and negotiation skills.

    • Well-groomed, energetic, confident, and professional—this is a public-facing role representing the Keller brand.

    • Strong accountability mindset; earns trust quickly and maintains it through consistent follow-through.

    • Someone who enjoys networking, playing golf, attending industry events, and being out in the community.

Compensation & Benefits:

  • Base Salary Range:

    • $155,000 – $160,000 for candidates with 5–7 years of PM/PC or BD experience

    • Up to $190,000 for top-tier candidates with 10+ years of experience and deep industry relationships

  • Additional Compensation:

    • $750/month vehicle allowance (taxable)

    • 100% gas card

    • Company credit card and expense account

  • Time Off & Benefits:

    • 3–4 weeks vacation

    • Flexible sick/PTO days (no formal policy)

    • RRSP matching at 5% (eligible after 1 year, but often available from Day 1)

    • 100% health and dental coverage (excluding LTD)
